San Juan Del Sur continues to be the epicenter for foreign real estate investment in Nicaragua. As we see an influx of foreign investors making Nicaragua their home away from home, the demand for finished turn-key real estate options has increased dramatically.
In the past, most investors visiting the area were mostly purchasing lots. Currently we are seeing a large increase in buyers who want to avoid the building process and purchase a quality turn-key product for investment and use. This allows investors to benefit from appreciation as well as receive rental income. In order to meet the demand developers are building condos, townhouses and homes. Most projects are providing management services to maximize the rental opportunities.

Nica Ocean Villas

Villas de Palermo
Villas de Palermo is located in the foothills outside San Juan Del Sur and offers panoramic views of the bay. The project promises calculated investment returns through a well managed rental pool system. Palermo just recently opened for business and units are available to rent for a special price of $99 per night.
The project consists of 50 condo units of which 39 have already sold. 16 units are completely finished and the other sold units are in different phases of construction. The units each have two bedrooms, two bathrooms, central air conditioning and are fully furnished. This project has been moving very quickly and prices have risen steadily. World Beach Clean Up Day
On September 9th, 2006, there will be a coordinated effort to clean up the world's beaches, and will mark the first time San Juan del Sur has participated in this international event. This event is sponsored by the U.S. Environmental Protection Agency, The World Conservation Union, and the United Nations' Educational, Scientific, and Cultural Organization (UNESCO) and locally facilitated by the municipal government of San Juan del Sur and the new "Scuba-Shack" dive shop that has replaced Ricardo's bar.
The Bay of San Juan del Sur, Marsella, Maderas, and Majagual are the four beaches that will be benefit from this collective effort to clean our most touristed beaches.
